Buying a new home can be a daunting task and there is much to take into consderation.? I have a wonderful friend who is a free lance writer that shares some tips to guide home buyers through the process of searching for a builder, lot, etc.? Mind you, these tips aren't from a book or a prewritten checklist - these are her personal observations and tips gained from experience.? Pretty cool, Michelle, pretty cool!

Every person has an idea of what a "perfect" home is, but trying to communicate that vision is sometimes difficult. This list should help a buyer make determinations on important aspects when building a home.
? Budget: The amount of money in the bank determines what the customer can or cannot do when building a new home. There are high costs involved in purchasing the lot and starting the project in general.
? House plans: Finding an architect or a floor plan that meets one's needs can be expensive, but worth it if this is a dream home. It is an investment that will last for many years to come.
? Find a builder. Not all builders are created equal. The customer needs to do research to be sure he gets what he wants. The builder chosen must understand the buyer's needs very well in order to make the customer happy.
? Quality is extremely important so get feedback from past customers. If they are happy with their home, the new customer will probably also be satisfied.
? Space: How much space does a family need? How many bedrooms? Bathrooms?
? Yard: Some people do not want large yards to maintain. If the customer does not have a green thumb, perhaps a smaller yard is in order.
? A buyer must also consider the neighborhood association fees and what is gained by building in that particular neighborhood. If the area is filled with children as the customer drives by, then it might be a good place to move a family with young children. Some associations are very strict with rules for building decks or even yard decorations, so be aware of the rules before signing the contract.
? Schools: Checking on neighborhood schools is important. How are the schools rated for that area? Are there bus stops? Are the buses considered to be safe?
? Specialty items: What is really wanted as a permanent fixture in this new home? Granite counter tops cost far more than synthetic counters, and hardwood floors are more expensive than carpeting. There are builders who include granite/hardwoods in their package for houses within the lowest starting range. Because the price is built in, the overall price of the home will be higher. A customer that does not mind having more carpeting than hardwood might consider a builder that does not include hardwood floors as a built-in price.
? Laundry rooms are very important, but some buyers do not put much thought into them. A stay-at-home mother with three children might spend a lot of her time in that room every day, so the room needs to be larger and with more light than those who do not have a lot of laundry. Some buyers incorporate a craft or gift wrapping area into the laundry room, and it also serves as a mud room for dirty children (and husbands) entering the house.
? Gourmet kitchens are all the rage, and stainless steel appliances are very popular and look beautiful. If the buyer is one who spends significant amounts of time in the kitchen, or entertaining guests while cooking, special thought should go into the design elements of that space. Open kitchens with large islands are great for prep areas, drinks, snacks, and allow enough space for rolling out dough for those who bake, as well as entertaining guests.
A buyer should have his list of wants, needs and requirements. He should not pick the first builder he meets. The more knowledgeable the customer is on what he wants, the more satisfied he will be when the house is built and ready to welcome him.
